How long does the buying process take?

It varies depending on the property and your circumstances, but most purchases complete within 8–12 weeks. We keep things moving on your behalf so there are no unnecessary delays.

Do I need a large deposit to get started?

We ask that you have at least £30k liquid and available before booking a call

What areas do you recommend for investment?

We focus on high yield areas with strong rental demand and good capital growth potential. During your consultation we'll walk you through the best locations based on your budget and goals.

Do I need any previous property experience?

Not at all. Many of our clients are first time investors. We guide you through the entire process step by step so you feel confident at every stage.

What's the net monthly cash flow per property?

It varies based on location, market conditions and varying costs but we aim for £250-£400 net monthly cost

What are the management fees ongoing?

We work directly with a letting agent but we don't continue taking management fees. The management company rate 10% +VAT

What are the timelines from start to cash flow?

Approximate timeframes:
BTL: 4 months to cash flow

BRR: 4 months to purchase, refinance at 6-8 months
Flip: Approx 12 months from purchase to sale

Is the upfront deposit refundable if I find my own deal?

No. We want to take as much of your plate as we can to make the process easier for you but also make it more efficient. The more you let us leverage our streamlined process, the better the returns will be and the faster the turnaround.

Can I use my own broker or solicitor?

Yes - but you don't have to. If you don't have one, no worries, we sort all of it!

How does the fee change as I do more deals with you?

Our goal is to help you build your long term portfolio. Whether it's to replace your income, a retirement fund or inheritance for your family, we want to partner with long term investors and our fees work with you. The more properties you do with us, the better the rate.

Should I be buying through a limited company?

Please consult your financial advisor on topics surrounding tax and finances. We don't give financial advice. However, a lot of our clients who plan to build portfolios or acquire more than one property do tend to do it through a limited company.
